Holding Deposit, Security Deposit, Move-In & Rent Payment Process

Holding Deposit

A holding deposit is collected after an application is approved to reserve the home while the lease is prepared and executed. The holding deposit removes the home from the market and prevents other applicants from being approved during this period. The holding deposit is applied toward the security deposit or first month’s rent at move in. If the applicant fails to sign the lease, provide required documentation, or move forward as agreed, the holding deposit will be forfeited.

Security Deposit & First Months Rent

The security deposit and move-in costs (first month’s rent, pet fees/rent, lease initiation fee, any other costs) must be cleared prior to the move in date.  Your balance will be displayed in the Tenant Portal.  If the move-in date is >7 days from now, the easiest way to pay is via the Tenant Portal using a bank-to-bank transfer (ACH).  If move-in cost have not been made >7 business days from the move-in date, a garanteed payment method must be used: PayNearMe or Certified Check.

Rent

Rent is due on the 1st of each month.  To receive rewards and positive credit reporting, rent payment and any other monthly costs must be paid by the 1st of the month.  Late rent will be applied at 12:00am on the 4th of the month.  See your lease for late rent details.  If payment is made but is returned due to non-sufficient funds, there will be a fee applied and due as rent.

Note on Cashiers Checks and Wire Transfers for rent: These methods of payment should only be used for rent payment when pre-arranged with the property manager.  Please contact us at [email protected].

Payment Options

🏦 Cashier’s Check

A cashier’s check is issued by a bank and guaranteed by the bank’s funds.  To use a cashier’s check, you will need to get the check and deliver it to our UPS Office, and they will put it in our mailbox for us to pickup.

  1. First, contact your bank or visit a local branch to request a cashier’s check.
  2. Have the bank make the check  out to “Real Property Management Blue Sky”
  3. The bank will withdraw the funds from your account and issue the cashier’s check.
  4. Insert the the check into a standard sized envelope and we suggest inserting inside a folded piece of paper or use a security envelope.  Put your name and property address on the piece of paper.
  5. Address the envelope as if you are going to mail it but do not put postage on it.  Be sure to put a return name and address.
  6. Go to this location: UPS Store at Sunlake in Land O Lakes.
  7. Take the envelope to the counter and ask to drop the envelope off to Real Property Management Blue Sky Box #214.  This location is not our mailing address; it is only used as a central location to receive payments.

💵 PayNearMe

PayNearMe is a secure payment option that allows you to pay your holding deposit, security deposit or rent in guaranteed funds at thousands of participating retail locations nationwide including CVS, Walgreens, Dollar General, Walmart, 7-Eleven and more. This option is helpful if you are not local, if you do not have access to a cashier’s check or prefer to pay in person without needing to drop off a cashier’s check.  You must bring cash to the PayNearMe location.

  1. Contact us at [email protected] to receive your unique and reusable PaySlip via email.
  2. Locate the most convenient participating location near you.
  3. Take your PaySlip and your cash to the location and present to the clerk.
  4. It is helpful if you send a email or text message letting us know that you paid via PayNearMe to [email protected] or 813-625-9595

➡️ Wire Transfer

A wire transfer allows you to send your security deposit directly from your bank to our trust account using guaranteed funds. This option is best if you are working with a larger deposit, are relocating from out of state, or need a fast and traceable payment method. Your bank may charge a wire fee and processing times can vary, so initiate the wire promptly to avoid delays. To use this option, email [email protected] and request our wire instructions before sending funds.

📱Tenant Portal – Preferred Method

The Tenant Portal or Tenant App is the preferred way to pay rent. It allows you to securely pay rent online using an ACH bank transfer with automatic payment tracking and confirmation. This option is reliable, fast, and provides a clear payment record. Payments must be initiated on or before the due date to avoid late fees.

FAQ

Q: Do you accept cash or money orders?
A: We do not accept cash or money orders directly, but you can use cash at a PayNearMe location.

Q: Why does the Portal say “You currently cannot make payments online”
A: There are two primary scenarios. One, your lease has not started yet and it is 7 or less days from the lease start.  To ensure funds are not stuck in the bank clearing process, funds needed 7 days or sooner must be paid via cashier’s check or PayNearMe.  The second scenario is if previous payments via the Tenant Portal have been returned or there has been another issue related to payments.

Q: Can I drop off payment at your office?
A: Because we are out and about, we are not at the office all the time to accept payment but we do accept payment our mailbox at UPS Store at Sunlake in Land O Lakes.
