Dishwasher Troubleshooting & Maintenance Guide

Welcome to our Tenant Resource Center. This guide is designed to help you resolve common rental appliance issues quickly. By following these steps, you can often restore your dishwasher’s performance immediately and avoid unnecessary maintenance service fees.

Managing Expectations: Dishwasher vs. Handwashing

While modern dishwashers are highly convenient, they are primarily designed for sanitation. In many cases, a standard-grade appliance will not perform as thoroughly as dedicated handwashing with a scrub brush and hot water.

Dishwashers often struggle with dried-on proteins, starches (like oatmeal or pasta), or burnt-on food. For the best results, we recommend a brief manual scrub or “pre-rinse” for heavily soiled items before loading them into the machine.

Quick Troubleshooting: Why Won’t My Dishwasher Start?

Check the Kitchen Power Switch: Many apartment kitchens feature a wall switch located near the sink or under the counter that controls power to the unit. Ensure this hasn’t been accidentally toggled off while cleaning.

Inspect the Door Latch: The wash cycle will not engage unless the door is fully latched and the safety seal is compressed. Give the door a firm push until you hear a distinct “click.”

Check the Circuit Breaker: If the unit has no lights and the wall switch is on, check your electrical panel for a tripped breaker before submitting a maintenance request.

Solving Drainage Issues and “Sink Backwash”

Why is water backing up into my sink? Most rental dishwashers drain directly into the garbage disposal. If your disposal is full of food waste, the dishwasher water has nowhere to go and will “backwash” into your sink basin. Always run your garbage disposal with cold water for 30 seconds before starting a dishwasher cycle.

The Air Gap (The Silver Cylinder): The small silver cylinder on your sink prevents dirty water from siphoning back into your clean dishes. If water leaks from it, there is a blockage in the hose. You can often fix this by popping off the chrome cover, unscrewing the plastic cap, and removing any trapped debris.

Best Practices for Cleaning Performance

Clean the Filter Monthly: A clogged filter is the most common cause of “dirty dishes” and foul odors. Remove the bottom rack, twist out the cylindrical filter, and rinse it under hot water to remove trapped food particles.

The “Hot Water Start” Trick: Dishwashers perform best when the water is hot from the start. Run the hot water at your kitchen sink for 30 seconds before pressing “Start” on the dishwasher to ensure the first fill cycle isn’t cold.

Avoid the “Suds-pocalypse”: Never use liquid hand-dish soap (like Dawn) in the dishwasher. This will create excessive suds that can flood your kitchen floor and cause permanent damage to the motor.

Frequently Asked Questions

Why is there a weird smell? This is usually food trapped in the filter. To deodorize, clean the filter and then run a cycle with a dishwasher-safe bowl of white vinegar placed on the top rack.

Why aren’t my dishes drying? Most machines require a liquid “Rinse Aid” to help water sheet off the dishes. If your plastics are still wet, try cracking the door open for 10 minutes immediately after the cycle ends to let the steam escape.

When to Submit a Maintenance Request

If you have completed the troubleshooting steps above—cleaning the filter, checking the power, and clearing the garbage disposal—but the machine still leaks, makes a loud grinding noise, or displays a persistent error code, please contact us via the Tenant Portal.

Note on Service Fees: If a technician is dispatched and the issue is found to be a tenant-controllable factor (such as a clogged filter, a full garbage disposal, or a flipped power switch), a service call fee may be charged to your account.
