  • Signs of pest intrusion, mold, or moisture

  • Run Hot water in all sinks, showers, tubs to clear stagnant water in water heater
  • Adjust sprinker system as needed based on current water restrictions

Bi-Annually

  • Run and visually inspect sprinkler system operation
  • Test smoke detectors

Upgrade: AC Care Package

The AC Care upgrade adds to every monthly visit:

  • Full AC system operational check with temperature check conditioned air
  • Condensate drain line treatment and vacuuming (the #1 cause of water damage in vacant FL homes)
  • Air filter replacement every other month — MERV 8 filters provided

Vacant Home Watch + AC Care · $179/month

Maintenance & Repair Coordination

When your home needs attention, the last thing you want is to manage contractors from a distance. As your local representative, we handle the coordination so you don’t have to.

What this includes:

  • Identifying maintenance needs during monthly inspections and flagging them immediately
  • Sourcing and communicating with qualified, vetted, licensed & insured vendors on your behalf.  Discounts that we receive with our preferred vendors are passed along to you.
  • Scheduling repair and service appointments and follow up visits as needed
  • Meeting contractors at the property so you don’t have to be present
  • Confirming work is completed and reporting back with documentation

How it works:
You approve the work, we handle the logistics. You’ll receive a summary of any recommended repairs with our assessment of urgency — routine maintenance versus something that needs immediate attention.  All contractor costs are billed transparently with a 18% coordination cost*  — covering scheduling, vendor communication, on-site supervision, and follow-up documentation. No surprises, no hidden charges.

*Coordination cost has a minimum of $29 and maximum of $749.
