Move-Out Process
As your lease end and move-out date approaches, this guide walks you through everything you need for a smooth move-out and the most efficient return of your security deposit. Please read it carefully and keep it as your reference. You can also find it any time on our Tenant Resources page.
Your Move-Out Date
Your move-out date is the date your lease ends. If your plans change and you intend to vacate earlier, please let us know as soon as possible so we can coordinate accordingly.
Action Required: Forwarding Address and Deposit Information
To return your security deposit, we need your forwarding address and bank account information. Log in to your Tenant Portal, click Contact, select Request Notice to Vacate, and complete the form. Providing this information early ensures the most efficient processing and return of your deposit. If we do not have your forwarding address on file, it may delay the return of any deposit funds owed to you.

Do not want to clean the home yourself? We offer a professional move-out home and carpet cleaning service so you do not have to worry about it at move-out. Payment must be made in advance and cannot be deducted from your security deposit.

Cleaning Checklist
The home should be returned in the same condition as when you moved in, normal wear and tear excepted. Here is what we look at closely during the move-out inspection.
Kitchen
- Oven and stovetop cleaned inside and out, including drip pans and burner grates
- Refrigerator emptied, wiped down inside and out, and defrosted if needed
- Dishwasher cleaned and filter cleared
- Microwave cleaned inside and out
- Cabinets and drawers emptied and wiped out
- Sink, fixtures, and countertops scrubbed
Bathrooms
- Toilets, tubs, showers, and sinks cleaned thoroughly
- Grout and tile scrubbed
- Mirrors and fixtures wiped down
- Cabinets emptied and wiped out
Living Areas and Bedrooms
- All floors vacuumed, swept, and mopped
- Baseboards, windowsills, and blinds wiped down
- Ceiling fans and light fixtures dusted and cleaned
- Walls wiped down from dirty spots, nail holes patched with spackle
- Closets emptied and swept
Garage and Exterior
- Garage swept and completely clear of personal items and garbage
- Yard mowed, edged, trimmed, and free of debris if this is your responsibility in the lease
- Pet waste removed from outdoor areas
- Trash and recycling bins emptied and left at the property
- Any exterior areas maintained per lease terms
Keys, Remotes, and Access Devices
All of the following must be left inside the home on move-out day:
- All door keys (front, back, any exterior doors)
- Garage door remotes
- Mailbox keys
- Any fobs, access cards, or gate devices
Place everything together in a kitchen drawer, take a photo, and send it to us. This is your confirmation of return and protects you if there is any question later. Missing keys or devices will result in a deduction from your security deposit to cover rekeying or replacement costs.
Utilities
Please contact each of your utility providers and schedule disconnection or transfer effective the day after your move-out date. All utilities should remain active through your final day, as the home needs electricity and water until then. Please do not disconnect early. This applies to:
- Electric
- Gas
- Water and sewer (if in your name)
- Trash service (if your responsibility)
- Internet and cable
- Any other services billed to you at the property
For trash service, leave the service active for at least one week after your move-out date so any remaining trash in the bin is picked up. We do not activate trash service to remove your trash. Utilities that remain active and billing in your name beyond that point are your responsibility, and no credits will be issued.
All Personal Property Must Be Removed
Every item of personal property must be out of the home, including anything in closets, the attic, garage, shed, and yard. Items left behind will be treated as abandoned property per Florida law and disposed of at your expense. This includes furniture, food, cleaning supplies, hangers, and anything else not original to the home.
Move-Out Inspection
After you vacate, we will conduct a move-out inspection within 1 to 2 business days to document the condition of the property, including any wear, damage, repairs needed, and cleaning standards. This inspection directly informs the processing of your security deposit.
Security Deposit
Your deposit will be processed in accordance with Florida statutes and the terms of your lease. Once we have your forwarding address and the inspection is complete, we will issue the deposit disposition within the legally required timeframe. Per Florida statutes, we have 15 days to return your deposit in full, or 30 days to provide written notice of any intended deductions.
Common reasons for deductions include:
- Cleaning or item and trash removal
- Damage to walls, flooring, fixtures, or appliances
- Missing or damaged keys and access devices
- Personal property left behind
- Unpaid rent or fees
Avoid these and your deposit return will be as straightforward as possible.
