At Real Property Management Blue Sky, we offer a Security Deposit alternative in Pasco & Hillsborough counties through Obligo that reduces the upfront cost of moving into a new rental home. This gives qualified renters the option to move in without paying a traditional cash security deposit.
What Is Obligo?
Obligo is a third-party company that offers a deposit-free move-in option for renters who qualify. Instead of paying a large security deposit upfront, you may pay a smaller fee to Obligo. This helps you keep more cash available during your move.
Important: Obligo is not insurance. It is not a surety bond. It does not remove your responsibility under the lease. You are still responsible for any damages or unpaid charges at move-out.

How Does It Work?
Traditional Move-In Example:
Security Deposit: $2,000
You pay $2,000 upfront.
With Obligo:
You may pay a smaller fee instead of the $2,000 deposit. You keep more money available for moving expenses or savings. At move-out, if there are damages beyond normal wear and tear, you are still responsible for those costs. For detailed FAQs, visit: Obligo FAQ
Do I Qualify?

Important Information
- Obligo does not eliminate your lease obligations.
- You may still owe money at move-out for damages or unpaid charges.
- Obligo’s fees and terms are set by Obligo, not Real Property Management Blue Sky.
- This option is available during onboarding when it is time to pay your security deposit.
If you plan to use Obligo, tell us before paying your deposit. We do not collect a Holding Deposit when Obligo is selected. The onboarding process will change slightly.
