RENTAL APPLICATION POLICY & PROCEDURES
- Please be prepared to pay the application fee of $60 per applicant. Each resident over the age of 18 must submit a separate rental application. Application fees are non-refundable.
- By default the lease will be for a 12-month term. If you desire a shorter or longer term, please review our FAQ about lease term length and then reach out if a different term is desired.
- To have a complete application, all adults must submit an application, all information requested must be complete, including all supporting documentation of employment, income and rental/mortgage history, etc. and pet profile must be complete even if you do not have a pet.
- The Lease Start Date is expected to be no more than two (2) weeks from the date of application approval.
- Complete applications are reviewed on a first come first served basis. Incomplete applications (including those in which all adults have not yet applied) will not be processed and will be skipped over should complete applications arrive from other applicants.
- If additional communication or documentation to complete your application is requested, we will reach out directly. If you do not respond or provide the required information within 3 calendar days of our outreach, your application will be subject to cancellation.
HOW TO GET YOUR APPLICATION REVIEWED QUICKLY?
- We LOVE COMPLETE applications and want to process them quickly. Review this page and be sure that everything is sumitted at the time of application submission.
- Submit all requested documentation upon initial application submission. Adding documentation at a later date is more time consuming or not submitting and waiting for the reviewer may require back and forth communcation that will delay the process.
- If you have a special circumstance or request that you would like us to consider, create a document and upload it with the other documentation.
- Do not wait on your mortgage company or management company/ landlord to provide rental or mortgage payment history. Print a ledger or other documentation showing on-time payment and other pertinent history and attach it to the application.
- Submit the pet or no pet profile immediately.
PROPERTY VIEWING REQUIREMENT
Applicants are expected to view the property prior to submitting a lease application. This may be done through a self-guided tour, an agent-led showing, or a virtual tour if available. Submitting an application without viewing the property may result in automatic denial or cancellation if it is later determined the applicant was unaware of the property’s condition, location, or features.
INCOME REQUIREMENTS
• A combined net income of at least three (3) times the monthly rent. Incomes must be verified in writing. Applicants may provide recent pay stubs, bank statements, tax returns and other verifiable documentation showing at least the last 3 months.
• Debt balances and debt to income ratio will also be a factor.
• Income must be obtained from a permanent position or reliable, regular, and verifiable guaranteed source.
• Income must be considered legal by federal, state and local laws.
• Self-employed individuals must submit last 2 years federal income tax returns, complete with all schedules signed by you and filed with the IRS.
EMPLOYMENT REQUIREMENTS
• Employer must have a licensed business or file income tax with government agencies.
• Employment must be verifiable for a one-year period. Income must be verifiable through employer contract, current paycheck stubs, or tax records. Employment through school doctorate studies, federal, military, state grants, and interns will be considered.
IDENTIFICATION
• Applicant(s) must provide unmistakable identification. A driver’s license or other picture I.D. is required.
PUBLIC RECORDS
• Criminal, civil, state and federal records, which indicate crimes against persons or property will be evaluated on a case-by-case basis within the law. We consider how long ago the act(s) occurred, nature of the offense and evidence of rehabilitation. Background check should be free of felonies for convictions such as illegal manufacture or distribution of a controlled substance, bodily harm, intentional damage or destruction, or sexual offenses.
RENTAL or MORGAGE HISTORY
• Current and previous verifiable landlord references covering two years of rental/mortgage payment history shall be listed on the rental application together with the phone number and email.
• Applicant shall provide current and previous reliable rental history, mortgage history, private contracts, or school dormitory reference.
• Any derogatory current or previous rental history may result in denial.
CREDIT REQUIREMENTS
• A credit report will be run. Current and previous credit will be evaluated. You must authorize a credit report.
• In most cases, at least one applicant must have a credit score >=600. Some homes may have a different credit score requirement.
• Any recorded unlawful detainer action, unpaid or accounts in collection(s), unpaid rental judgements, or negative rental trade accounts on the credit bureau report may result in denial.
• Any past negative credit accounts on the credit bureau report will be reviewed and evaluated and taken into consideration with the applicant’s current economic situation.
• Any open bankruptcy will result in denial.
• No evictions, related lawsuits or bankruptcies in the last 3 years.
PET SCREENING REQUIREMENTS
• A welcoming environment is paramount to all of our residents. To help ensure our residents understand our pet and animal-related policies, we use a third-party screening service and require pet/animal owners to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.
• ALL APPLICANT GROUPS (one profile per address or group of applicants) must complete a pet screening profile at https://rpmbluesky.petscreening.com
• There is no cost if you do not have a pet. Please select No Pet or Animal.
• Any fees paid to PetScreening.com are NON-REFUNDABLE.
• Pet Policy can be found at https://www.rpmbluesky.com/tenants
• PET FEE ($350 per pet) AND MONTHLY PET RENT ($40 per pet) APPLY.
• Most properties do not allow more than 2 animals/pets.
• THE APPLICATION WILL NOT BE considered complete until pet profile(s) or no pet affirmation have been completed. Pet Policy can be reviewed at: https://www.rpmbluesky.com/petpolicy
OTHER TERMS:
• NO SMOKING IS PERMITTED INSIDE OF ANY HOME OR STRUCTURE ON THE PREMISES.
• RESIDENT BENEFITS PACKAGE IS is $40 or $50 per month and IS NOT OPTIONAL. Details available at https://www.rpmbluesky.com/tenants
• Renters insurances is required and can be purchased from our Tenant Portal during the onboarding process. If purchasing elsewhere, documentation must be provided on Tenant Portal.
• Once the first (or only) application in an applicant group is submitted, the rental price is fixed based on the listed price at the time of submission. If the rent is later reduced, the new rate will not apply to applications already submitted or in progress.
• Number of occupants per household due to various codes may not exceed 2 occupants per bedroom.
• False information will result in denial.
POLICY REGARDING THE CO-SIGNERS
• Co-signers may be considered in the instance of no credit history or no rental history.
• Co-signers may be considered in the instance of a lack of verifiable rental history.
• Any applicant with less than 12 months of verifiable rental history and/or less than 12 months of verifiable employment history may be required to have a qualified co-signer.
• Co-signers must, at the minimum, have an income level that is 6 times the rent, pay application fee, fill out an application form, and have no negative credit history or criminal record.
• Co-signers must live in and own property and provide rental history or mortgage history.
• No landlord is required to consider a co-signer.
INABILITY TO MEET ANY OF THE ABOVE CRITERIA MAY AT THE DISCRETION OF REAL PROPERTY MANAGEMENT BLUE SKY) RESULT IN THE FOLLOWING:
• Denial of application for tenancy.
• Approval of application with the last month rent paid in advance, increased security deposit, requirement for a co-signer, or all of the above stipulations.
WHAT’S NEXT? NOW THAT YOU HAVE SUBMITTED YOUR APPLICATION…
The screening process will take anywhere from one to three days depending upon:
• The completeness of information provided on the application.
• Response time of the references.
• Documentation you may be asked to provide.
• When it was submitted (application submitted on a weekend may be delayed until the week)
Once the screening process is complete, all the information provided will be evaluated. At that time a decision will be made based on the application acceptance criteria, provided herein.
AFTER ACCEPTANCE:
• A lease agreement will be drafted, and arrangements made for signing via online portal. All persons named on the lease as financially responsible, or co-signer must sign the lease agreement via the online portal, unless special arrangements are made. Once approved and lease is available for signature, applicants must sign the lease and pay Security Deposit within 48 hours. Failure to do so may result in cancellation of the application and forfeiture of any holding fee paid.
• The deposit is due at this time. Please arrange for payments through the online portal. You may choose to use our optional security deposit alternative Obligo. It will be presented as a option in the portal. If paying in person be sure payments are in the form of a CASHIER’S CHECK or MONEY ORDER payable to Real Property Management Blue Sky and arrangements have been made. Paying in person will incur an additional $100 fee.
• When the lease has been signed by all parties, and the deposit is received, you will receive a copy of the lease.
• An appointment will be set for move-in of the property, and the balance of the move-in funds must be paid and cleared at this time, as previously outlined.
• On move-in day, Tenants must complete a move-in checklist and a detailed property evaluation report will be sent separately for completion.
• Upon move-in you will be provided or contact by our utility conciearge to help setup your utilities. This service is option and may not be able to setup all of your utilities & Internet service.
