30-Day Leasing Promise
We promise to lease your home fast—or your first month of management is free.At Real Property Management Blue Sky, we know that vacant properties cost you money. That’s why we back our leasing process with a clear, results-driven promise:
If we don’t secure a signed lease agreement within the timeframe outlined in your management plan (30 days for Premium, 60 days for Standard), we’ll waive your first month’s management fee.
What You Can Expect from Us:
- Expert pricing based on real current and historical rental market data in your area
- Targeted marketing on over 20 top rental sites such as Zillow.com, Realtor.com and Apartments.com
- High-quality listing photos and home description
- Hosted and Self-Tour showings. 3D Walk-through is included in our premium management package
- Thorough tenant screening for peace of mind
How It Works:
- The 30 day window starts once your home is rent-ready and actively listed.
- We promise to secure a signed lease, not just verbal interest.
- The lease start date may occur after signing, depending on tenant or owner preference.
- The 30-day Leasing Promise applies the Premium Management package. The Standard Management package includes a 60-Day Leasing Promise.
If we don’t deliver, you don’t pay your first month of management. That’s our promise to you.

12-Month Tenant Placement Promise
We stand behind our screening process. If a tenant we place breaks their lease, we’ll re-lease it for free.
At Real Property Management Blue Sky, we don’t just find any tenant—we find the right tenant. That’s why we offer our 12-Month Tenant Placement Promise.
If a tenant placed by us vacates the property before the end of the lease term, we’ll place a replacement tenant at no additional leasing fee.
What You Can Expect From Us:
- Detailed screening of every tenant for credit, criminal, income, and rental history.
- A Resident Benefits package that encourages on-time rent and home care.
- Clear lease terms that promote long-term tenancy and reduce turnover risk.
- Proactive communication if any early termination situation arises.
- Efficient and professional re-leasing process if a tenant vacates early.
How It Works:
- The promise begins on the original lease start date and is valid for up to 12 months.
- If the tenant vacates early, we’ll market the property and re-lease it at no additional leasing fee.
- The replacement tenant must be placed through our standard screening and approval process.
- This promise applies once per lease term and does not roll over to subsequent leases.
By offering this promise, we provide added peace of mind to our owners. Our screening process is designed to place responsible tenants who will fulfill their lease—but if something unexpected happens, we’ll take care of it.

At Real Property Management Blue Sky, we’re confident in the value we deliver. That’s why we offer our Easy Exit Promise: if you’re not fully satisfied, you can cancel our management agreement at any time with 30 days’ written notice. No cancellation fees, no runaround.
How It Works:
- Provide a written notice of cancellation with at least 30 days’ notice.
- We’ll work with you to smoothly transition your property or tenant records.
- No cancellation penalties or hidden exit fees apply.

Owner Protection Plan
Protect your rental income, property, and peace of mind with our enhanced optional Owner Protection Plan.
This optional add-on plan provides two levels of valuable coverage—backing you up in the event of tenant-related losses and extending additional liability protection. It’s a smart layer of risk management exclusively available to properties under our professional management.
What You Can Expect From the Plan:
- Rent Loss Coverage – Up to 25 weeks of lost rent coverage due to:
- Tenant skip or lease break (8 weeks)
- Eviction (10–12 weeks depending on stage)
- Tenant death, suicide, or criminal events
- Malicious tenant damage causing the unit to be uninhabitable
- Eviction Expense Reimbursement – Up to $5,000 for legal fees, court costs, and sheriff/constable involvement.
- Malicious Damage & Theft Coverage – Up to $35,000 in damage from tenant actions, theft, or lockbox misuse.
- Additional Liability Insurance – Up to $1,000,000 for third-party claims on the property.
This program is optional and provided by SureVestor, Inc. and available exclusively through professional property managers. It’s ideal for owners who want full-circle protection without taking on unnecessary financial risk.
