Our Resident Benefit Package is provided to all residents and includes the following features and services for only $40 per month.

Free assistance in connecting utilities such as internet, electricity, water and cable services.

Resident Rewards

Rewards you with gift cards, cash, deals & perks for on-time rent payment.  Each adult earns cash just for signing up.

Credit Building

Reporting of on-time rent payments to all credit bureaus.  This can help you build credit over time.

Renters Insurance

Insurance is offered at a discounted rate during the leasing process. See our Renter’s Insurance Guide for more information.

Air Filter Service

Merv 8 air filters are provided, providing clean air for your family. Save up to $100 per year.

Payment Options

We offer multiple payment methods including bank transfer, debit card and using cash using our PayNearMe locations.  See our Payment Options for more informtion.

24/7 Emergency Answering

Our 24/7/365 answering service is available when you need it for emergencies.

Annual Property Safety Check

Periodic property safety check sto identify repair or safety concerns.

24/7 Portal

Access documents and pay online. Submit maintenance requests. Use PayNearMe locations for additional payment methods.

Keypad Door Lock

Keypad door locks make it easy to enter without a key. A key is provided for backup.

Note: Some services are provided by a third party and require signup. Inclusion of specific benefits may vary. Homes with two or more HVAC systems add $10 per HVAC.

Is the Resident Benefit Package required?

Yes. We provide this package to all residents. Your lease will show the monthly cost and details.

How much does it cost?

The cost is $40 per month, unless your home has two or more HVAC systems. If it does, there is an added $10 per HVAC.

Can I opt out?

No. The package is part of our leasing program.

How do I get started with the services?

We share setup steps during onboarding. Some services need a quick signup through a third party.

How does credit building work?

On-time rent payments can be reported to all three credit bureaus. This may help build your credit history over time.

Do I still need renter’s insurance?

Yes, all renters will need to purchase renters insurance with a minimum of 100k of liability of liability insurance.  We make the process easy with multiple options.   See our Renter’s Insurance Guide for more information.

How do I pay rent and submit maintenance?

You can use the Tenant Portal for rent payments, documents, and maintenance requests. PayNearMe locations may be available for other payment methods.  See our Payment Options page for more information.

Do I get rewards if we pay during the grace period?

Since Rent is due on the 1st of the month, rewards are only applied if rent is received on the 1st.  Rent paid during the grace period will not incure late fees but is not considered on-time rent.
