This page is a general summary of our rental home pet policy. Your lease and the Pet Addendum control if there is any difference. Please review your lease package for the exact pet fees, deposits, limits, and approvals.

What You Must Do: PetScreening Registration

All applicants and residents must register with PetScreening, even if you do not have a pet. A PetScreening profile must be completed before any approved pet lives in the home. Pet profiles must include a photo and show required vaccinations are up to date.

How Pet Approval Works

Pet approval begins during the application process by completing the Pet Screening and including pet information in the application.  All applicants, even if they do not have a pet need to complete the Pet Screening process.  If you want to add a pet during your lease term, reach out to the property manager at [email protected] to check on the Pet Policy for your home and process to add a pet.

No pet is allowed without written approval

Pets are not allowed in or around the home unless the landlord approves in writing first.

Only approved pets are allowed

Only the pet or pets listed in the Pet Addendum are allowed. The pet must be approved before it is brought onto the property.

Monthly and One-Time Pet Fees

Monthly pet fee

A monthly pet fee may be charged as additional rent. The exact amount will be communited during the application process and listed in your lease.  It is usually $40 per pet.

One-time pet fee

A one-time, non-refundable pet fee may be required. The exact amount will be communited during the application process and listed in your lease.  It is usually $350 per pet.

Pet Rules and Resident Responsibilities

Leash and control

Pets must be on a leash any time they are outside. Pets may not run loose. Pets may not be tied up or kept outside the door, in hallways, or on balconies or lanais, if applicable.

Weight limits

Some homes may have weight limits or other restrictions.  Some communities/HOAs have their own pet restrictions that will have to be followed.  Your lease and Pet Addendum will list the specific limits that apply to your home.

Clean up after your pet

You must clean up after your pet right away. You may be assigned a specific area to walk your pet, and you must use that area if required.

Damage and pest treatment

You are responsible for the full cost to repair or replace items damaged by your pet, including carpet, walls, blinds, flooring, or other items. You are also responsible for the full cost of any extermination needed due to your pet.

Offspring

If a pet has offspring in the home, it may be considered a violation of the Pet Addendum.

If a Pet Is Removed

Monthly pet fee may stop after written notice

If all approved pets are permanently removed and you notify us in writing, the monthly pet fee may stop starting the month after your notice, once verified.

No refunds of pet fees

Previously paid monthly pet fees are not refunded. Non-refundable pet fees are retained. Any pet deposit may remain held as security for lease performance.

Service Animals & Emotional Support Animals (ESA)

Service Animals

Service animals are not considered pets. They are permitted in accordance with federal and state fair housing laws. No pet fees, pet rent, or pet deposits apply to approved service animals.

Emotional Support Animals (ESA)

Emotional Support Animals are also not considered pets under fair housing laws when properly documented. Residents must complete the required verification process through PetScreening. Documentation must meet current legal standards.

Pet fees, pet rent, and pet deposits do not apply to approved assistance animals. However, residents remain responsible for any damage caused by the animal.

Behavior, Safety, and Removal

Dangerous or disruptive behavior

If an animal creates noise complaints, damage, disturbances, or threatening behavior, approval may be withdrawn when permitted by law. Written notice may be provided if removal is required.

Approval is a privilege

Keeping a pet in the home is a revocable privilege, not a right. Approval can be approved or denied at the owner or agent’s discretion, subject to fair housing laws.

FAQs

Are there limits on pet size and type?

They may be.  Many homes and communities have guidelines for size and type.  Even some home insurance policies have prohibitions.

Can I add a pet after we have started the lease?

In general yes, if the home pet policy allows it.  Most homes have limits on quantity, size and breed.  Some communities have limits as well.  Reach out to RPM Blue Sky to inquire about your home and situation.

Are pets such as iquanas and rabbits allowed?

It will depend on the specific animal/pet and the pet policy for the home.
